From 1st October 2008, all properties that are marketed for rent MUST have an Energy Performance Certificate available for you to see, which will help you to understand how much the utility bills are likely to be.
Having identified prospective properties, we will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in evenings or week-ends.
Once you have decided that you would like to rent one of the properties that we advertise, a Tenancy Application Form will need to be completed by each person over the age of 18. This form will also provide us with the details for the referencing procedure.
The fees per person for the tenancy application and referencing are £100 plus VAT (20% ) These monies are to be paid with the exact amount in cleared funds i.e. cash, or banker's/building society draft.
This fee is non refundable but should your tenancy not proceed we will provide any necessary information requested by another Letting Agent or Landlord.
Friston Small will take references on behalf of the landlord using a credit reference agency (Homelet). Normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Where a tenant is unable to meet the required income or credit checks, the tenant may be able to have a Guarantor agree to underwrite any rent liabilities.
A deposit is required prior to occupation. This is normally equal to about 6 week`s rent, but may vary. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation where applicable. The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy FRISTON SMALL, will check the property in the presence of the tenant and assess any damages and deductions due.
Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the FRISTON SMALL Client Account, monthly in advance, with the first month's rent due before taking occupation of the premises.
Tenant must take out Contents insurance. Landlords Insurance will NOT cover you if you accidently damage their property, and it definitely wont cover you if your own belongings are damaged or stolen from your home. We can organise to get a specialist quote on your behalf.
